More usable space from the home you already have
Not every project needs to build out. Often the space is already there: a garage that only stores boxes, or a floor plan that no longer fits how you live. We convert garages into finished living space, and we create new rooms by reconfiguring an existing layout within the home you have.
What a garage conversion involves
Turning a garage into a room is a full construction project, not a cosmetic one. Depending on the garage, the work can include:
- Framing and structure: closing in the garage door opening, framing new walls, and checking the existing structure.
- Comfort: insulation, drywall, and heating and cooling sized for a living space.
- Light and access: new windows and doors.
- Systems: electrical and, where needed, plumbing.
- Finishes: flooring, paint and trim, so the new room feels like part of the house.
We manage the permits, subcontractors and inspections from start to finish.
ADU-ready garage conversions
If you think you may want to use the converted space as an accessory dwelling unit (ADU) someday, tell us at the consultation. We can plan an ADU-ready conversion with that possibility in mind, so the choices made now don't get in the way later.
Room additions by reconfiguring your floor plan
A room addition doesn't always mean adding on. Reworking an existing layout, such as dividing a large room or reclaiming awkward or underused space, can create the extra room you need inside your home's current footprint. We plan the framing changes carefully, coordinate the electrical, plumbing and HVAC work that goes with them, and finish the new space to fit the rest of the house.
How we work
Bryce's background is in engineering and construction management: a Mechanical Engineering degree, years at Kiewit building bridges and industrial processing plants, and engineering roles at a large-diameter pipe manufacturer. That experience makes structural and framing changes a natural fit for us. We've also done structural work in garages, such as adding new 2x6 collar ties to raise a garage ceiling for a personal car lift in Rossmoor.
Every project starts with a free consultation at your home, with no pressure and no obligation. You then get a detailed written estimate covering scope of work, materials, timeline and total cost, so everything is in writing before we start. During the work you get regular progress updates, and we manage the permits, subcontractors and inspections. We finish with a final walkthrough and take care of any punch-list items.
Our pricing is honest and transparent: no surprises, no hidden fees, and no change orders you didn't approve. We answer our phones, show up when we say we will, and finish what we start.
Where we work
